Keeping control of your listings could earn you thousands of dollars when you sell your property - it's like your goodwill.
  • Who insures my property when I rent it out?
    In the very rare event that a traveler causes damage to your home, rental platforms protect you in exchange for evidence such as invoices and pictures. Our team handles this type of claim to ensure that the costs of repairs or excessive cleaning are covered in full. Our guest verification processes are highly advanced and we take no chances. You must understand that we have everything to lose by nonchalantly accepting bookings from shady guests or those with a bad reputation. We do our utmost to gather as much information as possible about our guests, and warn them against misbehaving by presenting them with strict house rules. We also request a deposit from travelers in the booking parameters to further reduce risk. Our security processes have been constantly improved since 2022, and you can count on us. If the damage exceeds the amount of the deposit, or if the loss is not covered by the rental platform, your home insurance will protect you according to the terms of your contract. It's important to always declare the actual use of the property to your insurance company. Finally, our activities and services are covered by Professional Liability insurance.
  • How much do Dojostay's turnkey rental management services cost?
    The main costs are housekeeping and rental management. The rental management fee fluctuates between 20% and 25% for our under-managed tourist accommodations and 15% to 20% for our monthly rental accommodations. The management fee is determined before the contract is signed and depends on 3 factors: - The owner's personal annual occupancy of the property. - The property's annual revenue potential. - The property's technical challenges and particularities. The cost of housekeeping is paid entirely by the guests via the rental platforms and reverts to Dojostay. We are responsible for executing and coordinating housekeeping services, laundry and filling consumables.
  • Since your customer-owners get all income from Airbnb and VRBO first, even household fees, does DOJOSTAY protect itself against non-payment issues?
    We require a security deposit of $1,000 per property, which is returned to the client-owner at the end of the contract when the balance is at $0. This deposit is also returned only if the customer-owner does business with Dojostay for more than 12 months. This allows us to offer a high-end activation fee at a fraction of our actual cost to activate a property.
  • Is there a term to the rental management contract?
    No, there is no contract duration, but the $1,000 security deposit is only refunded if the contract ends after 12 months of rental.
  • Can Dojostay take care of renting out my principal residence during my vacation?
    Unfortunately, our turnkey rental management services are only available to owners wishing to delegate their real estate investment over a long time horizon.
  • Do you take any type of property under management?
    No, we only offer our rental management services to owners wishing to rent out their furnished properties on a short-term or monthly basis. Also, properties must meet certain profitability criteria and quality standards. For example, our rental cottages must have the potential to generate a minimum of $80,000 in annual rental income, and our monthly rental urban units must have the potential to generate a minimum of $40,000 per year. All our under-management units must be equipped with workstations and high-speed Internet access to keep up with the new trend of working from home.
  • How much revenue can my property generate and how many nights a year will it be occupied?
    We offer free financial forecasts to owners interested in delegating the rental management of their property. The rental price per night is different from one night to the next and depends on many factors. Our dynamic pricing strategy, technological tools and rental history enable us to optimize our clients' rental income. In addition to exceptional marketing and an unbeatable strategy, we also fluctuate the minimum stay allowed according to the time of year to achieve the best price and occupancy rate.
  • In which cities do you offer turnkey management services for urban properties?
    Our service is available in Montreal, Quebec City, Ottawa, Toronto and coastal cities in Florida and Mexico.
  • Do I need to provide bedding and towels for guests?
    Dojostay provides its own hotel-quality bedding and towels for owner-clients delegating the management of a short-term urban rental property in Montreal. We also supply food and sanitary consumables. Filling of consumables and laundry service are included in the housekeeping fee. Our owner-clients delegating an urban unit for monthly rental must provide 2 bedding and towel kits. We supply food and sanitary consumables. Filling of consumables and laundry service are included in the housekeeping fee.
  • What is included in a regular housekeeping service for a rental unit?
    First, all our housekeepers travel with all the equipment and products they need to get the job done. We coordinate them to ensure that the unit is ready on time, and they receive specialized training to deliver impeccable housekeeping service that will exceed your guests' expectations. Housekeepers are in direct communication with our operations team to find solutions quickly when the quality of a guest's stay is compromised. ENTIRE ACCOMMODATION - Checking premises, taking inventory, replenishing consumables. - Dusting - frames, furniture, shelves, decorations and baseboards - Vacuuming floors and carpets - Wash all floors - Emptying all waste and recycling containers - Replace decorations, cushions, throws and furniture. KITCHEN - Cleaning cabinets, appliances, drawers, tables and chairs - Scrubbing and disinfecting sinks - Stove top, refrigerator top and interior cleaning - Cleaning microwave oven - Washing dishes BATHROOM - Cleaning, scrubbing and disinfecting showers, tubs, counters, backsplashes, toilets, sinks and mirrors BEDROOM(S) - Rotation of bedding and towels - Washing and drying bedding and towels SPA - Netting and vacuuming to remove residues in spa - Cleaning of hoop and exterior surfaces Spa water treatment, filling, draining, filter cleaning and adjustments are performed by a specialized company once or twice a week. Fees range from $45 to $55 per week, depending on region. Extra charge for pool treatment.
